MOST REQUESTED

RHHP Pre-Inspections and Compliance Support

The City of Los Angeles is actively scheduling RHHP inspections, and a lot of owners are getting notices for the first time. If you’ve never been through this process, here’s the short version: an inspector from the City will walk through your units, check a list of habitability and safety items, and either pass you or write up violations. If you fail, you get a correction notice, a deadline, and the opportunity to pay re-inspection fees until everything is resolved.

The smarter approach is to know what they’re going to find before they find it. Our RHHP pre-inspection is a walk-through of your property focused specifically on the items the City checks—smoke detectors, CO detectors, door locks, window operation, water heater strapping, electrical panels, plumbing fixtures, pest evidence, moisture problems, and all the other line items on the RHHP checklist.

After the inspection, you get a written list of corrections prioritized by risk and cost. Most owners can knock out the urgent items in a week or two with a handyman or their regular maintenance crew.

PROPERTY ASSESSMENT

Habitability and General Rental Property Inspections

Our habitability inspections cover the interior and exterior of your units and common areas, tailored to your building type and your specific concerns. We focus on life safety items, basic services (heat, hot water, plumbing, electrical), moisture and water intrusion, visible structural concerns, and anything else that affects whether your units meet habitability standards.

SAFETY COMPLIANCE

Balcony and Elevated Exterior Element Inspections

If your building has balconies, exterior walkways, elevated decks, or exterior stairs, you already know this is a liability issue. Our balcony inspections are visual assessments of elevated wood elements and their connections. We identify visible deterioration, improper repairs, water damage, and safety hazards.

DOCUMENTATION

Move-In, Move-Out, and Security Deposit Documentation

An independent move-in or move-out inspection solves security deposit disputes. We walk through the unit, document the condition of every surface and fixture with photos and written notes, and give you a report that clearly shows what was present at the time of inspection.

Tenant Complaint and Habitability Dispute Investigations

When a tenant files a complaint—whether it’s directly to you, to the City, or through an attorney—you need to know exactly what’s going on before you respond. Our complaint investigations are third-party inspections focused on the specific issues the tenant has raised.

Due Diligence Inspections for Acquisitions and Repositionin

Our due diligence inspections are designed for investors and owners acquiring or repositioning rental buildings. You get a practical summary of major systems concerns, habitability risks, and near-term issues that should factor into your budget and business plan.

Post-Repair and "Second Opinion" Inspections

We verify that repair work addressed the original issue in a reasonable way, take moisture readings if water intrusion was involved, document current conditions with photos and notes, and give you an honest assessment of where things stand.

Based on what you tell us, we recommend an inspection scope that fits your building and situation. Then we send a simple proposal with the fee and available inspection dates. No surprises, no hidden costs.

Inspection and report

We perform the inspection, deliver a clear written report, and answer any questions you have. You’ll know exactly what we found, what needs attention, and what your next steps should be.

 

Most inspections can be scheduled within a week or two. If you have an urgent situation—like a City deadline approaching—let us know and we’ll do our best to accommodate.
