2D LA Building Inspections & Compliance Transparent

Building Inspections and Expert Support for Attorneys

LA Building Inspections & Compliance is retained by tenant-side and defense counsel across Los Angeles and Orange County. Our reports separate what was observed from what was reported, and reference the code sections that apply. We never repair what we inspect.

Two paths, one method

Tenant-side counsel

Habitability documentation, unit and building walks, and instrument readings stated as measured.

Defense counsel and owners

Responses to habitability demand letters, independent condition records, and attendance at opposing-party inspections.

Same method, same report standards, whichever side retains us.

Matter types

  • Habitability and substandard housing claims
  • Stair, handrail, guard and lighting conditions in premises cases
  • Water intrusion and building envelope conditions
  • Permit records review
  • Balcony and exterior elevated element conditions

What we do

  • Site inspection and documentation
  • Attendance at opposing-party inspections
  • Review of photos, permits and records produced in the case
  • Written reports
  • Deposition and trial testimony on personally observed conditions

How retention works

  1. Conflict check on the property address, case name and party names.
  2. Engagement letter with counsel. We work through attorneys, not directly with self-represented parties in active disputes.
  3. Scheduling of access with counsel, including any opposing-party coordination.
  4. Inspection and report preparation.
  5. Report released on receipt of payment. Our hourly fee schedule for review, consultation, deposition and trial is provided on request.

What the report contains

  • Scope, and the instruments used, by model
  • Observations with photos
  • Evidence labeled by source: inspector-observed, occupant-reported (not independently verified), and documents not independently reviewed
  • Instrument readings stated as instrument-indicated values
  • Code references, as applicable
  • Recommendations for licensed trades

What we do not do

  • No legal conclusions
  • No causation opinions beyond what was observed
  • No mold determinations (those rest with a health or code officer)
  • No pest identification (deferred to licensed pest control operators)
  • No repairs, ever
